Additional Property Attributes

The BTA was conducted for the Rice County Economic Development in response to environmental uncertainties associated with the property. The building is being rehabbed as part of the ongoing revitalization of downtown sterling. The possibilities of commercial restaurant and/or living spaces were the targeted reuses during a 2009 charrette. Recognized environmental conditions RECs associated with the BTA Property were identified as the following: Four 4 active LUST petroleum facilities, one historic former petroleum facility, and two former drycleaners are located in the vicinity of the Shay building with the potential for impacts to the property. An Asbestos Survey was also conducted as an additional scope outside of the ASTM-1527-05 Phase I assessment. Asbestos was identified in one area within the building. Based on information collected during the Phase I, it appears that the All Appropriate Inquiry AAI was obtained with no significant data gaps. Based on the Phase II no significant environmental concerns were associated with the property.

Former Use: The property has historically been used for numerous mercantile and retail businesses.
