Additional Property Attributes

A large vacant shopping mall and industrial building (77 State Street) was completely demolished in June of 2007. Funds from CT DECD and USEPA supported site clearance and implementation of an interim remediation strategy until further redevelopment occurs. Another building on the property (30 East Main Street) is occupied by a bank and is secured by a long-term lease. Contamined soil beneath the footprint of the former building was capped with geotextile fabric and clean crushed concrete from the building. The site was entered into the CTDEP Voluntary Remediation Program.

Former Use: The Meriden HUB parcel encompasses approximately fifteen acres and comprises an entire city block in the center of Meridens downtown. It is surrounded by mixed-use commercial buildings as well as light industrial buildings to the north. The site has severe flooding problems, which made the former mall building unmarketable. Harbor Brook runs into and under the site from the northeast to southwest. Clark Brook runs onto and under the site from north to south and joins Harbor Brook under the site. The redevlopment redevelopment plan for the site includes the demolition of all structures, an opening up and rerouting of Harbor Brook and Clark Brook to allow for improved flood control in the downtown. The plan also includes the creation of a town green and the development of several office/commercial buildings. A new intermodal transportation center is envisioned to the west of the parcel. This center will serve the States planned New Haven to Springfield MA commuter rail service and connect with local bus and taxi service. Historical site uses on this 15 acre parcel include residential homes, drug stores, bakery, grocery store, cobbler, livery, the Meriden Britannia Company, Roger Smith and Company Factory, JD Bergen Company Glass Factory, the International Silver Company, auto sales and service facility, filling station. Former uses were primarily commercial and industrial. The entire parcel is zoned C-1. It allows retail, business and professional offices, entertainment and cultural establishments and limited light industrial. The city currently owns the property.
