Additional Property Attributes

The Phase I Environmental Site Assessment revealed evidence of the following recognized environmental conditions in connection with the subject property: � Historical record reviews revealed that the facilities located on the subject property have been used for automotive maintenance, repair, and salvage since the 1950�s. The records review did not provide documentation related to the operation of the facility and environmental assessment, if any, completed at the site. Additional assessment should be conducted throughout the site and soil and/or groundwater samples should be collected and analyzed for Polynuclear Aromatic Hydrocarbons PAHs, 8 RCRA metals, and Volatile Organic Compounds VOCs to identify potential impacts to soil and/or groundwater. � There are many areas of stained soil throughout the subject property. Soil samples should be collected and analyzed for PAHS, VOCs, 8 RCRA metals, and polychlorinated biphenyls PCBs across the property, especially in areas that appear to be most heavily impacted. A Limited Asbestos Survey as part of the Phase I ESA at the Star Auto Parts and Sales facility. On May 6, 2010, 7 samples of various building materials were collected plus 7 s for 14 analyses and submitted for analysis by polarized light microscopy PLM. Asbestos-containing materials ACM were discovered to be present in the following locations: � Sample SA-1, floor tile collected from the rear office revealed a of off-white floor tile that contained 5-10 chrysotile asbestos. The floor system for the rear office covers an estimated 150 square feet sq ft. � Sample SA-7, collected from the roofing system revealed a of black caulk that contained 5-10 chrysotile asbestos. The roofing system for the facility covers an estimated 2500 sq ft.

Former Use: The subject property consists of the eastern portion of Parcel No. 118-18-226A located on the southwest corner of 28th Street and 3rd Avenue aka 320 E. 28th Street in South Tucson, Pima County, Arizona. The subject property covers approximately 0.57 acres and its center is located at a latitude of approximately 32.200284� North and longitude of approximately 110.964200� West. The subject property is located within Section 24, Township 14 South, Range 13 East of the Gila and Salt River Baseline andMeridian System. The subject property is located on the southwest corner of 28th Street and 3rd Avenue and covers approximately 0.57 acres. The subject property contains a single structure in the northwest corner which is currently occupied by Star Auto Parts and Sales. On the east side of the structure there is an unpaved road that enters the subject property on the northern boundary and allows access to the properties immediately adjacent to the west and southwest. The eastern portion of the subject property is being used as an automobile salvage yard. Historical records review and city directory searches indicate indicate that the property has been used for automobile maintenance and salvage since the 1950s.
