Additional Property Attributes

The Phase I ESA revealed evidence of the following recognized environmental condition in connection with the subject property: ? Historical record reviews and interviews revealed that the subject property has been used for vehicle and equipment storage and as an automobile maintenance and salvage yard since the 1950s. The records review did not provide documentation related to the operation of the facility and environmental assessment, if any, completed at the site. Additional assessment should be conducted and soil and/or groundwater samples should be collected and analyzed for Polynuclear Aromatic Hydrocarbons PAHs, polychlorinated biphenyls PCBs, eight RCRA metals, and Volatile Organic Compounds VOCs to identify potential impacts to soil and/or groundwater.

Former Use: The subject property consists of three parcels Parcel Nos. 118-18-2380, 118-18-2390, and 118- 18-2400 located at 319 E. 29th Street in South Tucson, Pima County, Arizona. The subject property covers approximately 0.51 acres and its center is located at a latitude of approximately 32.199907� North and longitude of approximately 110.964669� West. The subject property is located within Section 24, Township 14 South, Range 13 East of the Gila and Salt River Baseline and Meridian System. In 1958, an unpaved road entered the property from the southern boundary and exited the property at the northern boundary. There were four additional unpaved roads that branched off the initial unpaved road and ended near the western boundary of the subject property. The unpaved roads that transversed the property allowed access to all portions of the automobile salvage yard of which the subject property was a portion of. Between 1953 and 1959, Hack Motor Auto Sales is listed as conducting operations from the 319 E. 29th Street address and aerial photography indicates that vehicle storage and automobile salvage operations continued to operate from the subject property until sometime between 2004 and 2009, when the majority of the vehicles were removed. Currently, the subject property is enclosed by fencing on the west, south and east boundaries and can only be accessed via the properties to the north. The subject property is primarily vacant however there are boats, oil totes, tires, wheels, and other miscellaneous items being stored in the northern portion of the subject property. Additionally, there are small debris scattered about the property that indicate it was once used for vehicle storage or as an automobile salvage yard.
