Additional Property Attributes

The properties are a single story commercial building and adjacent 10 car parking lot. The properties are in an urban renewal district, Community Development Block Grant area and a Wheat Ridge 2020 Strategic Plan priority area. Wheat Ridge 2020 is committed to increasing the sales tax base of the parcels, activating the street with pedestrian and neighborhood oriented uses and promoting small business development along the corridor. Preferred redevelopment is mixed use or single use retail, office or service. The properties are currently being marketed to attract these types of uses. Update 7/11: Wheat Ridge 2020 requested an update to the Phase I to facilitate a pizza company purchasing the property and opening a restaurant.

Former Use: The 7100/7150 West 38th Avenue property currently exists with one building which was thought to have been built between the 1940s and 1950s and a vacant asphalt parking lot.
