Additional Property Attributes

The City of Pueblo has proposed redeveloping the Beltramo property as a compositing site, utilizing vermiculture worms to break down sewage waste into fertilizer. The property may also be used as a buffer for the City�s wastewater treatment plant, a stockpile for sediments dredged from Fountain Creek, and possibly a community recycling facility. The property consists of approximately 40.30 acres and is developed with four buidlings and three gravel driveways. Two of these buildings are used for storage, one as the main office and one is an abandoned mobile home. Approximately 8 acres is being used by the property owner for gravel extration and 10 acres is being used to store traffic control supplies. Four dump acres are located on the property including materials such as metal, wood, plastic, buried drums, and appliances. Based on analytical results, several contaminants have been identified as being present on site. Although TCLP results for the slag material in soils were within limits for the eight regulated RCRA metals, analytical results for arsenic exceeded CSEV industrial guidance levels for both surface and subsurface soils. In addition, lead and iron levels have been determined to be elevated in soils, and polyaromatic hydrocarbons PAHs were detected in surface and subsurface soils. Manganese and selenium were detected at concentrations in excess of the Colorado groundwater standards for groundwater samples. Unexpectedly, asbestos fibers were also detected in surface soils in portions of the property. The City of Pueblo may want explore the possibility of purchasing only the southern portion of the land which does not have the surficial slag, leaving roughly 11.1 acres for future use.

Former Use: Owned by Beltramo, RLLP, of Pueblo, CO since 1999. Before 1999, it was owned by Missouri Pacific Railroad Co. Prior, the property was used for celery production and farming.
