Additional Property Attributes

The BTA was conducted for Kingman Real Estate with County Support to encourage redevelopment of a property formerly utilized as a gas station. The property is in a prime location along U.S. Highway 54/400, yet it has been vacant due to the stigma associated with the former use as a gas station. Recognized environmental conditions RECs associated with the BTA Property were identified as the following: historical use of the site as a filling station and USTs located onsite and an upgradient facility formerly utilized as a filling station and bulk fuel storage facility. Based on the information collected during the Phase I report, it appears that the All Appropriate Inquiry AAI was obtained with no significant data gaps. It is recommended that Phase II activities be conducted at the Property due to the identified RECs.

Former Use: Developed as a residential property as early as 1890. Since the 1920's the site operated as a filling station.
