Additional Property Attributes

The BTA was conducted for the City of Sterling to evaluate a property that is to be reused as a community center and art studio. This site is being worked through the KDHE Central Prairie RC&D petroleum assessment cooperative agreement under CERCLA 104k Grant No. 98797801. Recognized environmental conditions RECs associated with the BTA Property were identified as the following: a historic dry cleaning facility and a historic paint shop/carriage works facility, both of which are located upgradient to the Studio 96 property. A limited Asbestos Survey was conducted as an additional scope outside of the ASTM-1527-05 Phase I assessment. ACM was not identified in the building. Based on information collected during the Phase I report, it appears that the All Appropriate Inquiry AAI was obtained with no significant data gaps. It is recommended that Phase II activities be conducted at the Property due to the identified RECs.

Former Use: Developed in 1884 as an opera house, meeting halls and various retail stores. Hardware store or other retail sales for at least 50 years.
