Additional Property Attributes

The Phase I Environmental Site Assessment revealed evidence of a recognized environmental condition in connection with the subject property. Historical records indicate that Double A Cleaners operated on the subject property during the 1950s. Drycleaners are a known source of perchloroethylene PCE contamination to soil and/or groundwater. PCE may have impacted the subject property as a result of improper disposal of PCE to the subject site. Therefore, the contractor recommends that soil samples be collected from the site and analyzed for PCE to identify potential impacts, if any, to soil and/or groundwater on the subject property.

Former Use: In 1958, the subject property was primarily occupied by a commercial structure with the exception of the northeast portion which was vacant. This structure, which contained the addresses 2201 and 2205 S. 4th Avenue, was constructed between 1944 and 1958. Various hair salons operated from the 2201 S. 4th Avenue portion of the facility until between 1993 and 1998. After the hair salon discontinued operations, the interior walls which divided the two addresses were removed and the 2205 S. 4th Avenue address was used for the entire structure. Double A Cleaners operated from the 2205 S. 4th Avenue portion of the facility until between 1954 and 1959. Between 1959 and 1969, Merritt�s Saw & Key operated from the facility. After Merritt�s Saw & Key discontinued operations, various restaurants operated from the facility until 2010.
