Additional Property Attributes

The Phase I Environmental Site Assessment revealed evidence of a recognized environmental conditions in connection with the subject property. Historical records indicate that Double A Cleaners operated on the adjacent property to the north Parcel No. 118-25-1420 during the 1950s. Drycleaners are a known source of perchloroethylene PCE contamination to soil and/or groundwater. PCE may have impacted the subject property as a result of improper disposal of PCE to the subject site or stormwater runoff containing PCE onto the subject property. Therefore, the contractor recommends that soil samples be collected from the site and analyzed for PCE to identify potential impacts, if any, to soil and/or groundwater on the subject property.

Former Use: The subject property contained a single residence that was constructed between 1926 and 1931 and demolished between 1964 and 1967. After the residence was demolished the subject property was left vacant until between 2002 and 2007 when it became the northern portion of an asphalt parking lot for Lili�s Cocina located on the Parcel No. 118-25-1420 to the north of the subject property. The parking lot is enclosed on the west, south, and east by a stucco wall with a gate on the western wall.
