Additional Property Attributes

The City of South Tucson completed a Phase I Environmental Site Assessment at the subject property. This assessment has revealed evidence of the following recognized environmental condition in connection with the property: � Stained soil and concrete was observed in the vicinity of the pipe-cutting machine. Pipe-cutting operations generally involve the use of pipe-cutting oil and generate metal shavings. Because of this practice, additional assessment should be conducted around the pipe-cutting machine and soil samples should be collected and analyzed for Polynuclear Aromatic Hydrocarbons PAHs, eight RCRA metals, and Volatile Organic Compounds VOCs to identify potential impacts to soil and/or groundwater.

Former Use: In 1958, the subject property was being used for residential purposes and three residences occupied the subject property. In 1961, the residence located on the western portion of the subject property was removed and commercial development occurred on that portion of the subject property. Between 1972 and 1980, the two residences on the eastern portion of the subject property were removed and two commercial structures were constructed on that portion of the subject property. The commercial structures have primarily been used by Lou's Plumbing Supply for retail and warehouse operations.
