Additional Property Attributes

The Phase II assessment confirmed the presence of ACM in window caulking, floor tile, mastic, transite panels, roof flashing and tar, pipe gaskets, and drywall joint compound. Approximately 75 of the first floor is covered with ACM 9x9" floor tile under carpet. Approximately 50,000 square feet of LBP was found in the Mercantile on walls, doors, trim items, and windows. Fluorescent ballasts without required "No PCBs" label were encountered.

Former Use: The Historic Missoula Mercantile was built between 1882 and 1891 and it served as the primary commercial building in Missoula for over 60 years. In 1976, Macy's opened in the "Merc" and kept its doors open until until 2009. In 2010, the Merc was purchased by 110 North Higgins Missoula, LLC. 110 North Higgins is now cleaning and redeveloping the property into a mixed-use facility, which will include restaurants, retail, and office space for retail and non-profit organizations.
