Additional Property Attributes

This parcel is part of a two parcel Property that is approximately 0.6 acres. The northern parcel consists of a one-story residential building and the southern parcel consists of a metal canopy over a concrete pad. The property has been vacant for several years and the owner is not in a position to redevelop. During the Phase I several RECs were identifiied including the fact that the site had been a historic gasoline station, the Phase II did not identify any contamination. There has been effect to market the property in the past by without a Phase I and Phase II no one was even interested in looking out the property. It is in a prime location, at a major intersection. Now that the historical risk of contamination have been investigated and not discovered the property should be marketable.

Former Use: The 1923 Sanborn Map identified the northern section of this two parcel Property developed for residential use. In the 1950s, the southern portion of the property was developed as a gasoline station. Antidotal information indicated the gasoline station was operated in the 1950s and 1960s. In the 1970s, the site was redeveloped as a car sales lot. The residential structure was used as the office for the car sales. The car lot was operated until the early 2000s. There are no documented uses of the property after the car lot was closed. The property has been vacant since then.
