Additional Property Attributes

The Property is approximately 1.1 acres in size and is comprised of three separate parcels. It is developed with an approximately 1,780 square foot historic railroad depot that is being restored by the Nevada Historical Society as a museum. The structure was the former historic Dayton Railroad Depot that was constructed in 1881. When the rail line was abandoned in 1934, the depot building was converted into a private residence. In the 1950s, when U.S. Highway 50 was widened, the building was moved out of the right-of-way and across the road to the corner at Main Street and U.S. Highway 50, where it continued to serve as a private residence. In 2007, Lyon County purchased the Depot for the purpose of historical preservation. There are also five out-buildings including storage buildings, sheds, and a former chicken coop. During the Phase I it was identified that there had been a gasoline filling station on the Property from the 1950s to 1970s; however, the tanks were not removed until the late 1980s to early 1990s but no soil sampling was done around the removed USTs. The Phase II sampled soil and groundwater in the areas of the removed USTs and did not identify contamination in soil or groundwater. The Property is also is located in the Carson River Mercury Site (CRMS), a National Priority Site, contaminated with mercury related to Comstock Mining. Because the source of the mercury is historic mining no responsible party has been or will identify. A Phase II ESA should also be considered to address soil safety as it relates to the CRMS. However, since mercury is the primary issue associated with the CRMS, the Phase II could not be addressed under the existing Petroleum Grant.

Former Use: The Property was developed as a stock yard in the 1890s. There were five structures associated with the stock yard: a blacksmith-wagon shop, a shed, a cabin, a hay barn, and a feed storage building. By 1930, the stock yard had been abandoned and only the blacksmith-wagon shop and hay barn remained. These structures were being used as an ice house and shed. In the 1950s, Highway 50 was realigned to pass adjacent to and east of the Property. During this period, the Property was redeveloped. The historic Dayton Railroad Station, built in 1881, was moved onto the south side of the Property to be used as a residence. In addition, the northeast corner of the Property was developed as a gasoline filling station. According to interviews conducted as part of this Phase I ESA, the gasoline filling station was operated until the 1970s; however, the tanks were not removed until the late 1980s to early 1990s. Also, interviews identified that the out building, located on the northeast portion of the Property, was used by a window screen business from the 1970s to the 1990s. In 2007, Lyon County purchased the Property for the purpose of historical preservation.
