Additional Property Attributes

The property has had many different former uses over the last century, including a synagogue, food processing & distribution, dry cleaning facility, bulk petroleum storage facility, rail yard, tannery, and gas station. This property, which consists of multiple parcels, was a site studied under the City's brownfields area wide planning grant in 2012. At the time, the property was under contract with a non-profit housing developer to purchase. EPA conducted a targeted brownfield assessment to support the purchase and redevelopment by the non-profit. Those plans fell through and a new developer, Urban Ventures, completed purchase of the property in late 2014 with the vision of redeveloping the property in two phases. PHASE I involves the conversion of an existing 65,000 square foot industrial warehouse and the creation of a courtyard that connects to the river's edge. Neglected for decades, the three-story warehouse is one of the largest remaining exposed brick and timber structures available for redevelopment in the metro area. Now complete, this warehouse was converted into lease workspace for tech companies and creative businesses, and as of June 2020 is mostly leased. Also complete, an existing 6,000 square foot building with a bowstring roof was renovated for a local brewery and tap house along the Platte River. FUTURE PHASES include additional 22,000 sf commercial offices on the northern portion and an 8-story, 95,000 square foot residential building on the southern portion of the property .
