Additional Property Attributes

The subject property consists of five vacant Lots in the Village of Sea Cliff, NY. The site is located on the corner of Bryant Avenue and Prospect Avenue. A vacated single-family home occupies one of the lots. A 2004 Phase I environmental site assessment (ESA) indicated that fill material of an unknown origin was illegally dumped on parts of the site in the 1970's. In April 2006, soil analytical results of visually identified coal ash indicated arsenic, iron, and zinc at levels above the NYSDEC Technical and Administrative Guidance Memorandums (TAGM) 4046 Recommended Soil Cleanup ives (SCOs). In December 2010, eight more test pits were performed and analytical samples of waste material indicated high levels of arsenic and SVOCs.

Former Use: Historically, the Lots located on the subject property were used as residential property or undeveloped parcels.
