Additional Property Attributes

The subject property is a roughly triangular parcel of land currently used by the Beatrice Concrete Company to stockpile aggregate, store concrete waste, and wash out concrete trucks. The City of Beatrice would like to purchase and reuse land as an extension of a proposed stormwater lake and wetlands located on adjacent properties. The RECs for this property primarily come from adjacent properties and their proximity to the subject site. Some of these adjacent properties contain leaking above ground and underground storage tanks. Contaminants found in the soil during the Phase II TBA were VOCs, SVOCs, PAHs, TPH-DRO and RCRA metals. The only contaminants above Nebraska VCP RGs for residential soil was acetone (VOC), PAHs and arsenic. Arsenic was within background concentrations for Gage County. One groundwater sample (GW-11) contained lead above Nebraska VCP groundwater RG. All other metals found in groundwater were detected at levels below Nebraska VCP groundwater RGs.

Former Use: "Review of historical records indicates that the subject property has either been undeveloped land or has been used as it is at present, dating back to 1957."
