Additional Property Attributes

The subject property is a fuel storage yard and contains several aboveground storage tanks (AST), numerous 55-gallon drums, two large storage buildings, and two small sheds. The site is situated in a commercial and industrial area along Indian Creek. The City of Beatrice (City) applied for a Brownfields grant under EPA Region 7 for assessment of an area targeted for redevelopment as industrial property.According to the City Brownfields grant application, the City intends to move current operations at the subject property in order to protect the Big Blue River. The Phase II TBA revealed VOCs, PAHs, TPH-GRO and metals in the soil. Only PAHs and arsenic were above Nebraska VCP RG benchmarks for residential soils. The groundwater contained VOCs, SVOCs, TPH-GRO and metals. The contaminants that exceeded Nebraska VCP RG for groundwater were VOCs, SVOCs, arsenic, lead and cadmium.The occurence of arsenic in the soil is representative of background levels for Gage County.

Former Use: Review of historical records indicates that the subject property has been used for fuel storage since at least 1978. Property has been under current ownership since 1940.
