Additional Property Attributes

The Thriftway Property is vacant and consists of a single story building (8500 square feet) that occupies approximately the southern half of the parcel. In generall, the building is in poor conditions. The main portions of the building were a grocery store and laundromat. Two residential units were located on the northeast portion of the building, and one residential unit was located on the southwest portion of the building. The property is located in the Westwood Neighborhood of Denver along the Morrison Road commerical district and is surrounded by a mix of commercial and residential land uses. The Limited Phase II found asbestos containing building material, lead based paint, light fixtures potentially with PCBs, and one mercury thermostat in the building. The Phase I and II reports completed with EPA funds provide more details for this property.

Former Use: According to previous investigations, the Thriftway Property was used for agriculture prior to 1950. Since 1950, the Thriftway Property has been used as an auto body shop, a grocery store, a dance school, dry cleaner, laundromat, and multi-family residential. Historic addresses associated with the Thriftway Property include 4403 Morrison Road and 4405 Morrison Road. According to historical resources, the Thriftway Property parcels have been owned by Le Chau (prior to 2001) and Chau V. Le (2001 to present). Comerica Bank is the lienholder on the property. The Urban Land Conservancy is potentially interested in purchasing the property and redevelop the property to benefit the community.
