Additional Property Attributes

The property currently contains a vacant one story former restaurant (Korea House) and a parking lot. The property is located in Brownfields Target Area, across the street from the Holiday Inn Express and one block from the Springfield Cardinals Baseball Stadium. The proposed use for the site is for private acquisition, demolition, and new construction of commercial building estimated at 400,000 in leveraging. A review of Sandborn fire insurance maps indicate a gas station was located immediately adjacent to the east of the site and remained until at least 2005. In 1950 and 1957 a used auto shop was located across the street to the north. A Phase I and Phase II is necessary for the perspective owner and to comply with AAI.

Former Use: The subject property contains a 1,036-ft2 building that is operated as the Korea House restaurant. The restaurant dining room is in the north portion of the building, and the kitchen is in the south portion of the building. The restaurant building contains vinyl tile flooring, drop tile ceilings, and sheetrock/panel wall interiors. The exterior of the building is primarily vinyl siding. The remainder of the subject property contains an asphalt parking area for the restaurant. The subject property is currently owned by Chun Huang Pong, et al. This group has owned/operated the property as a restaurant for approximately 28 years. Historical documents indicate that prior to the current ownership, the subject property was operated as a Dairy Queen restaurant, dating back to 1970. Prior to development as a Dairy Queen, the subject property contained two residential dwellings, dating back to at least 1910.
