Additional Property Attributes

Based on the proposed and redeveloped industrial/commercial/retail usage of the property and the associated/scheduled importation of structural fill to raise the surface grade across the Site, the measured soil and groundwater concentrations do not present a potential risk to human health and/or the environment. However, based on the measured concentrations of VOCs and SVOCs in the soil and the associated regulatory exceedances, as reflected by the soil gas sampling results, we recommend installing a vapor barrier beneath the foundation slab of any newly constructed buildings to passively mitigate any potential for soil gas infiltration. Otherwise, Timmons Group recommends no further action per ASTM Standards.
