Additional Property Attributes

Based upon the presence and amount of 1) SVOCs, the following PAH; benzo(a)pyrene (B(a)P), and 2) the following TAL Metal; arsenic (As) at the Site, these analytes were evaluated as potential constituents of concern. Methyl ethyl ketone was detected in one sample. However, the duplicate of that sample did not indicate the presence of Methyl ethyl ketone. This may be indicative of laboratory error or contamination. As such, MEK was not further examined. Upon closer examination of the data and taking into account site specific uses and exposures for the proposed site, the level of metals (As) and PAH�s (B(a)P) were determined to not present any excess risk to the users of the Site. The levels of metals and PAHs observed are well within what would be expected in an urbanized area. B(a)P is a contaminant that is common in urban areas, as it is a product of combustion. The levels of As observed are well within what is the naturally occurring levels seen in the Front Range geological area of Colorado.

Former Use: Prior to 2007 the property was used as grazing land. In 2007 the Douglas County School District bought the property and built the Lone Tree Elementary School.
