Additional Property Attributes

The property consists of a one-story building with a full basement built in 1912. Twenty six (26) suspect building materials were identified in the building. With the exception of the asphalt shingles on the roof, which were not sampled to protect the structural integrity of the building, the remaining 26 suspect materials were sampled. Three of the 26 suspect materials were confirmed to contain asbestos (contained asbestos at >1%).

Former Use: This property is located in the historic district of Fort Benton and has occupied this location for over 100 years. The building has been vacant since 2012 and is still in good condition. The building was built and remodeled during eras when asbestos was common in building materials. Future redevelopment from current abandoned office space into street-facing commercial space with rear residential use is likely to disturb materials containing these hazardous constituents. Redevelopment will include modernizing the interior while maintaining the character and integrity of the building. Current owner acquired property May 2015.
