Additional Property Attributes

The Property is comprised of two parcels of land (0.6439 ac); Electric utilities are known to service the Property; The Property is described as: All of Lots One (1) through Eight (8), of Block 22 of THE SOUTH ADDITION to Oklahoma City, Oklahoma; The Property is currently comprised of a fenced-in lot with a 4,991 ft2 wood building; The Property is relatively flat, and slopes gently to the southwest; The Property elevation is approximately 1,200 feet above mean sea level (MSL); The Property is currently defined as being outside the 500-year floodplain by FEMA; The Property?s geology consists of Quaternary-age alluvium; Soils at the Property are primarily classified as Urban Land; and State regulatory agency records indicate no current or historical underground storage tanks (USTs), aboveground storage tanks (ASTs), water wells, groundwater monitoring wells, or other environmentally-significant features have been located on the Property.

Former Use: The auto paint and repair facility formerly located on the Property constitutes a REC to the Property. Additionally, the lessee?s hobby business of refurbishing antique automobiles constitutes a REC to the Property.
