A Texaco station 236 feet northwest of the Rayco building was reported to have an unknown amount of spilled gasoline, diesel, and waste oil contamination in 2000. Five underground storage tanks (3 gasoline, 1 diesel, 1 waste oil) were removed in March, 2002; confirmation sampling was not completed after tank removal. The Texaco station was placed on the Leaking Underground Storage Tank (LUST) trust fund priority list in 2003; work is still pending. Based on the close proximity to the Rayco building, a Phase II Environmental Site Assessment was completed to collect sub-slab soil gas, ambient, and indoor air samples to assess vapor encroachment concerns. All sub-slab samples were found to contain naphthalene in concentrations above residential Risk Based Concentrations (RBC) but below industrial RBC. The first floor of the building is not used for residential purposes, and future redevelopment plans do not include residential units. In addition, naphthalene was not detected above any RBC in indoor air samples and was non-detect in outdoor ambient air. The outdoor ambient air did detect methylene chloride above residential indoor air RBC; however, this compound was not detected in any indoor air or sub-slab soil gas sample and does not pose a vapor encroachment concern to the property. Surveys completed did confirm the presence of asbestos containing building material and lead based paint. Proper precautions and safety measures should be taken if any planned redevelopment activities will disturb these materials.

Former Use: The building once served as a movie theater, insurance office, a bakery and gift shop, and most recently as a restaurant. The current owner would like to restore it as a movie theater.
