Additional Property Attributes

The property is a trapezoid shape and is currently a small landscaped park and portion of an Albertson's grocery store parking lot. Seven USTs were removed and the gas station demolished between 1992 and 1993. The site was listed as a LUST site with MDEQ with a release date of October 21, 1992. Based on the Phase II laboratory results, there are minimal petroleum impacts in the groundwater, surface and subsurface soil, however, sampling results were below MDEQ petroleum benchmarks. It should be noted that there are no buildings on the property. However, soil gas samples were taken and results exceeded MDEQ screening benchmarks for indoor air. The results did not exceed EPA vapor intrusion screening levels. The Phase II helped this site get off the Montana Petroleum Tank Cleanup list and the property received closure letter from MDEQ.

Former Use: Ohaire's, Inc. has owned the property since 1966. Previous owners included Thelma O'Haire, Thomas O'Haire, Rober Manning and Odell Manning, and Leonard Thomas. From 1958 - 1986 the Standard Oil Company leased the property and operated a gas station. The gas station and several tanks were removed between 1992-1993. The City of Shelby currently leases the property from O'Haire's to use as a small park. The City is potentially interested in purcahsing the property for a permanent park/green space. A portion of the property is also a parking lot. According to MT DEQ at the time of the Phase II, the Site was an active LUST Site. MDEQ has provided site closure letter for the property.
