Additional Property Attributes

The original building was built in 1945 and is located on US HWY 2 through Cut Bank, MT. The building/site has not undergone any renovation or rehabilitation, and is in poor condition. Two structures are located on the property. Portions of the property not occupied by buildings are covered by paved parking areas, a small two-vehicle covered parking canopy, and what appeared to be an unpaved area near several 55-gallon drums. The site is primarily surrounded by commercial properties, but residential and institutional (school) land uses are also present in the area. Due to the age of construction of the building, lead-based paint, asbestos, and/or PCB-containing light ballasts may be present.

Former Use: The property is owned by Richard D. Trent, who acquired the property in 2008. Past owners include Douglass Ross Wells, who owned the property from 1959-1999. The property operated as a gas stations into the 1980s. Mr. Wells removed USTs without a permit (prior to tank regulations). No petroleum samples were collected and is unknown whether a release(s) has occurred. Virgil Laasch ran a Quick Lube on the property from 1999-2014. Richard Trent acquired the property in a foreclosure in 2008. Since 2014, the property has been vacant. The building was originally constructed in 1945 and the condition of the building is deteriorating.
