Additional Property Attributes

The Site is located at 1100 and 1134 East Center Street, Visalia, Tulare County, California, with Assessor Parcel Number 094-190-005-000. The geographic coordinates for the Site are 36.19�53.40� North latitude and 119.16�48.36� West longitude. The Site is located on relatively flat land at an elevation of approximately 337 feet above mean sea level (AMSL) in a commercial area, zoned as �Service Commercial� by the City of Visalia. This TBA was performed for the City of Visalia who is considering installing a walking trail along a portion of the Site and selling the remaining portions of the Site. The Site is currently vacant.

Former Use: The property was developed as a concrete batch plant in the early 1950�s and operated until 2006/2007. A 1937 aerial photograph depicts the property as an undeveloped lot. Between the 1950�s and the 1980�s the property operated under the name �Sequoia Rock Company� and then later as �Viking Ready Mix�. Historically, the improvements on the property have consisted of a concrete batch plant, an aggregate conveyor, and a UST system composed of one (possibly two) fuel island, one 8,000-gallon UST, one 550 gallon UST, a small office and small storage buildings. Although a rail spur passes by the property along the northern border, no evidence of direct rail access (loading and unloading features) from the property was identified. The property was acquired by the City of Visalia in 2013 from the Viking Ready MixCo./Concrete Holding Company, Inc.
