Additional Property Attributes

T&L Properties and the City of Kalispell are planning for the potential redevelopment of the Montana Tile and Marble property. T&L properties is interested in potentially purchasing this property to store ingredients for the distillery T&L properties is planning to build next door. A Phase I Environmental Site Assessment was needed for completion of acquisition of property and for financing through USDA Rural Development. The subject property contains one building with four commercial units. The remainder of the property is used for dry and slab granite storage and vehicle storage. Results of the Phase I ESA did not identify any RECs; however, the potential for non-scope conditions ACM, LBP, PCBs, mercury were identified. Due to the historic light industrial use of site and/or area, preparation and use of a Materials Management Plan during redevelopment of the subject property was recommended in the Phase I report.

Former Use: The original concrete building was constructed in 1953 and has had additions and renovations. The property contains one building with four commercial units. Currently, three businesses operate on site - Montana Tile & Marble, Simply Sweet Baking Co., and Just Teezing Salon. Past uses of the property include storage, bakery shipping warehouse, and transmission shop. Numerous property transactions have occured on the property since 1957. In 2002, Keith Guier and Amanda Guier purchased the property from Jump Investments. Keith and Amanda own the Montana Tile and Marble company that is one of the three businesses currently on the property.
