Additional Property Attributes

The Flathead County Economic Development Authority (FCEDA), in cooperation with the City of Kalispell, is considering purchasing this property as part of the process for relocating businesses that currently use the rail line that runs through Kalispell. The businesses will be relocated to the new rail park on the edge of town and the railroad tracks through town are proposed to be turned into trails. The CHS Elevator site is a key component of the Core Area Development plan as it is a catalyst site. The site will transfer, following appropriate due diligence, out of private ownership (CHS) into public ownership (FCEDA). As the site is being prepared for redevelopment FCEDA will market it for redevelopment to be sold to a private developer for a use fitting with the Core Area Plan. Results of the Phase I ESA identified two RECs at the subject property: 1) The first REC is petroleum hydrocarbon concentrations in groundwater above RBSLs in monitoring well MW-14 which is located on the subject property. The groundwater sampling was conducted as part of the environmental investigation for the City Service Valcon property. The City Service Valcon Property is located north and up gradient of the subject property and is an active LUST site with MDEQ; 2) The second REC is petroleum stained surface soils along the railroad track on the north end of the subject property. The soil stains are likely sourced from rail car leaks and the vehicle accessible areas by the Fertilizer Bulk Storage Warehouse. The Phase I report recommended conducting a Phase II ESA to investigate the RECs identified on the property. Former Use: The CHS Elevator Agronomy Property is used as an agricultural grain transfer facility and a retail store. The property contains 14 grain bins, grain elevator, truck scale, office, retail store, and a warehouse for storing bulk animal feed and fertilizer. In the past, the property has been utilized for flour milling, grain processing, fertilizer blending and retail sales. The property was previously called Royal Milling Company and General Mills Central Division Inc. The property is currently owned by Equity Supply Company who purchased the property from Merritt N Warden in 1990. Merritt N Warden purchased the property from the Kalispell Townsite Company in 1947. UPDATE: Flathead County Economic Development Authority (FCEDA) took ownership of the property in February 2020, removal of metal grain bins underway. FCEDA is working with a potential developer for site.

Developer purchased adjacent 5.5 acres to the north of this site (Stahlberg property). In total "The Silos" project is 6.6 acres with the Kalispell Parkline bisecting the site. Phased development as follows:
Buildings A and B: 40 apartment units/51,228 sq ft/$10 million each building. These buildings will be completed in 2023 and units rented. These are on the original CHS Agronomy site.
Building D: 24 apartment units/34,436 sq ft/$4,946980 million building. Construction began in 2023, to be completed in 2024. Located on Stahlberg site.
Building E: 48 apartment units/59,336 sq ft/$9,197,080 million building. Construction started in 2023, to be completed in 2024. Located on Stahlberg site.
Building F: 40 apartment units/48,012 sq ft/$7,441,860 million building. Construction started in 2023, to be completed in 2024. Located on Stahlberg site.
Building G: Clubhouse/Amenity Building. 5,715 sq ft/$900,000 building. Construction started in 2023, to be completed in 2024. Located on Stahlberg site.
Final phase to include restaurant to be built on top of original concrete grain elevators. Additionally, commercial retail and possibly condominium units to be built. Expected construction to begin 2025.
