Additional Property Attributes

The gas station pumps, tanks and several petroleum releases occurred on the Grover Exxon Station Property, Lot A. The releases related to Lot A are currently managed by MDEQ. Lot B was part of the Grover Exxon Property. The gas station store was located on both Lots A and B. Currently, Lot B is owned by the county and leased to Broadwater Health Center as an ambulance garage and office space. Broadwater Health Center (BHC) is a Critical Access Hospital in Townsend Montana and is looking at future expansion possibilities in Townsend. BHC requested a Phase I and Phase II to meet the All Appropriate Inquiry (AAI) if they purchase the property. The phase II found petroleum contamination on Lot B above MDEQ risk based screening levels. Asbestos containing material was found in the boiler insulation and roofing material. Lead Based Paint and potential PCB containing light ballasts were also identified in the building on Lot B.

Former Use: Lot B is currently owned by the Broadwater County Hospital District (since 2004) and leased to Broadwater Health Center as an ambulance garage and office space. The Phase I indicates twelve property transactions have occured since 1936. The property was previously used for game processing, hardware store, lumber yard, office, and as a gas station. The property is currently used by the MSU Extension Office for office space and soil testing and by BHC for Ambulance Bays. The property appears to first be developed in 1908. The current 6,650 sq. foot building on Lot B was constructed in 1940. The Adjacent Lot, Grover Exxon, is an active petroleum LUST site with the State. This Lot was formerly part of Grover Exxon store and several LUST sites were identified in area. The Phase I identified 4 LUSTs as RECs.
