Additional Property Attributes

This property, Lot D&E and is adjacent (across the street) from Grover Exxon Property with the known petroleum releases. Broadwater County Health (BCH) is looking at future expansion possibilities in Townsend including this property. BHC is interested in possibly purchasing, redeveloping or leasing the property. The Phase I ESA identified the possibility of petroleum hydrocarbon in the soils, soil gas, and groundwater; and asbestos-containing material (ACM), lead-based paint (LBP) and other environmental hazards being present in building materials. The Phase II ESA was performed as a result of the findings of the Phase I ESA. The Phase II found SVOCs in soil gas samples below EPA benchmarks for vapor intrusion at petroleum sites. In addition, the Phase II identified lead based paint on the property and ptoentially PCB containing light ballasts. An off-site groundwater sample taken during the Phase II indicated that there was an exceedence of Montana's RBSLs. Contamination related to known petroleum releases at the adjacent Grover Exxon Station have been identified by MDEQ and are currently undergoing remediation under MDEQ petroleum program.

Former Use: Lots D and E are both currently owned by Donald and Charlene Grover and are used for the same purpose (storage). BHC requested we look at the lots as one property. Therefore, the two lots are reported together. The property has an empty lot (Lot D), parking lot, a vacant brick building and storage areas in a quonset hut (Lot E). The quonset hut on Lot E is used for storage by the hospital. The southern most building on the the Lot E property was used as a service station for automobiles.
