The property is located in a residential urban area in the River Road neighborhood of Missoula, Montana and contains an owner-occupied residence (double-wide mobile home), asphalt and gravel parking, storage shed, storage trailer, and concrete slab from the former automative shop.The back yard of the property and adjacent property (Wyoming Caitlyn/Missoula Food Bank) was historically used by the owner/operator of the Bakke Auto Parts/Bakke Motor Company facility which operated as a salvage yard and auto repair site for more than 40 years. Results of the Phase II ESA indicated petroleum contamination in the surface soils of the backyard above MT Tier 1 RBSLs. Surface soil contamination for arsenic was identified in the front yard at the Site above MT ProUCL BTVs, EPA RSLs � Residential, and MT DEQ � Direct Exposure benchmarks.

Former Use: Mr. Walter Bakke began auto salvage operations ~1975. Mr. Leslie Berdine, current owner, took over business in 1990 and took ownership of property in 1992. The Missoula Food Bank (owner of the adjacent property) is interested in potentially purchasing the property for a community benefit and partnering with Homeword Inc, a nonprofit developer of affordable housing. This piece of property is part of a two-parcel strategy to provide six to eight affordable small homes as well as open green space.
