Additional Property Attributes

The Site is located at 27263, 27429, and 27509 North Lake Wohlford Road in Valley Center, San Diego County, California, and is composed of a north area and a south area approximately 1,000 feet apart, totaling 41.43 acres. The north area consists of four parcels totaling 17.55 acres. The north area includes an unused field previously developed as an orchard; 21 vacant hen houses; an office and farm workshop building; two residences; and several small garages, storage buildings, shade canopies, and shipping containers. The south area consists of one parcel totaling 23.88 acres. The south area is primarily fallow hay fields with one residence with a detached garage. An ephemeral wash transects the south area in the southeast to northwest direction and an old corral area is located adjacent to the wash near the center of the parcel. In addition, the Escondido Canal cuts across the northeast corner of the south area. The site vicinity includes undeveloped land, residential development, equestrian properties, additional development associated with Armstrong Egg Farms, and agricultural land.

Former Use: The Site and site vicinity were developed with walnut orchards and the residence on the south area by the 1940s, but the date of original development is unknown. The Site was purchased by the Armstrong family in approximately 1965 and developed as a commercial egg farm with a residential structure on the center parcel of the north area. As of 2014, chickens were no longer being raised on the Site. As of the Phase II investigation in March 2017, the Site was vacant except one residence on the east parcel of the north area.
