Additional Property Attributes

The property was used soley as a hospital from 1955-2015. The current owner purchased the hospital building in 2017 to hold until the TBA recipient secures funding for the project. Proposed redevelopment of the subject property will transform the hospital into a multi-family affordable housing complex. The Phase II ESA completed in May 2018 identified ACM and LBP and recommended hiring accredited asbestos and lead remediation companies to determine appropriate remediation prior to renovating the property for the redevelopment. The Phase I update was completed to assist with a property transaction. Asbestos abatement was being conducted during the time of the Phase I update. Former Use: The property features three buildings, a maintenance shed, parking areas, a concrete helipad, and some open space. The buildings include: the 40,000 square foot former Livingston Memorial Hospital Building, 1,000 square foot home oxygen building (garage renovated into administrative office space) and the 4,000 square foot former health building (single story office space). The mental health building is the only building on the property in use. Historic records indicate that the subject property was utilized as a hospital since 1955.The current building was constructed in 1950 with additions in 1987 and 1989. Two ancillary buildings are also present which were constructed in 1960 and 2004. According to Homeward, Inc., from 2015 to 2017, the interior of the structure of the hospital building was partially demolished, including select walls and building systems. The former hospital building is planned for renovation and reuse as a multi-family affordable housing complex by Homeword, Inc. As of the April 2018 phase I report, the property ownership was Montana Home Ownership Newtwork Inc. Dba Neighbor Works Montana. The previous owners during the period from 2015-2017, included A&E LLC, 3B LLC and Quantum Holdings LLC. The property changed ownership five times from 1939-2009.
