Additional Property Attributes

Based on a review of the history of the subject property, the Site has never been developed and no structures are located on the property. The Site is located in an industrial area. A geophysical exploration in June 2016 identified 13 feet of fill material of unknown origin at the property. The City of South Gate would like to redevelop the Site into an Urban Orchard project. This project will include green infrastructure elements for stormwater capture and cleansing, a large orchard, and a community garden.

Former Use: The TBA was conducted in April/May 2018 to characterize conditions because it is being considered for planned redevelopment or reuse by the City of South Gate as an urban orchard project. The single parcel, totaling approximately 6.9 acres, is owned by the City of South Gate. Based on the property history, the Site has never been developed. A geophysical exploration in June 2016 (Albus-Keefe and Associates, 2016) identified 13 feet of fill material of unknown origin at the property. Southeastern Disposal and By-Products (5466 Southern Avenue) operated an unpermitted solid waste landfill on the Site that reportedly accepted waste until December 1949. Remediation occurred in May 1984. In an August 29, 1984 letter, the Department of Health Services (DHS), Toxic Substances Control Division stated that �the cleanup effectively mitigated waste constituents.� The Site was also used by GWS Nursery & Supplies (9475 W Frontage Road) from at least 2009 to 2012. The facility planned to composite green waste, wood shavings, and wood waste. Based on the historical use of the Site, there was a potential for waste materials to be encountered during construction and/or excavation activities.
