Additional Property Attributes

The Site is located at 2715 S San Pedro Street and 650 East 27th Street in Los Angeles, Los Angeles County, California. The Site is approximately 0.5 acre and comprises two APNs. From 1977 to present, the property has been occupied by Perfect Engine, Inc., which operates as an automotive engine rebuilding and repair business. The Site currently consists of an office area in the southeastern portion of the property; a parts storage area and machine shop on the eastern portion; a canopy-covered work area on the western portion, which includes a part washing and cleaning area and vehicle storage in the southern portion; and an uncovered paved vehicle storage yard in the northern portion. Prior to occupancy of Perfect Engine, Inc., the Site was used for mixed commercial purposes, including a dyeing and cleaning business, dry-cleaning, a paint store, a repair and welding shop, and machine shops. The remaining portions of the lot consist of concrete sidewalk to the south, east, and north.

Former Use: According to historical records, in 1922, the Site consisted of a dyeing and dry-cleaning business, with dyeing and dry-cleaning equipment situated on the western portion of the property. By 1950, the commercial building was occupied by a paint store and a repair and welding shop. In 1953, the existing building was occupied by a repair and welding shop, and machine shop. Throughout the 1970s, the building was occupied by machine shops. Perfect Engine, Inc. has rebuilt automotive engines on the property since 1977.
Proposed Reuse: New Economics for Women (nonprofit) is planning to demolish the existing onsite structures and construct an on-grade, five-story building that will house a primary healthcare clinic on the lower two floors and affordable housing on the remaining upper floors.
