Additional Property Attributes

The Site is located on the north and south sides of 5th Street. Parcel 101-07-025 on the north side of 5th Street is a 0.06-acre parcel with a 1,610 square foot (sq. ft.) vacant single-story structure with a small area of concrete pavement in the western portion of the parcel. In the portion of the Site on the south side of 5th Street, the most northern parcel (101-07-078) is a 0.16-acre vacant lot that is partially vegetated with remnants of a concrete foundation and a vegetated area to the south. Parcel 101-07-077 is 0.15 acre with a 5,142 sq. ft. rectangular two-story vacant structure encompassing the entire parcel. The southern adjacent parcel (101-07-076) is 0.11 acre with a 1,485 sq. ft. single-story vacant commercial structure with a vegetated area in the western portion of the parcel. The southernmost parcel (101-07-075) is 0.15 acre with a single-story, vacant, approximately 1,860 sq. ft. commercial structure and an attached ancillary building to the west that are considered a single structure, and limited vegetation in the western portion of the parcel. The Site is in a mixed commercial and residential setting.

Former Use: Based on a review of historical records, the primary uses of the Site have been as a former laundromat, bar, and car wash in the northern parcel; a clothing store, basketball court, and an existing structure formerly used as a movie theater in the central portion of the Site; and a former auto repair shop and gas station, post office, furniture and appliance store, and a pressing and cleaning service in the southern portion of the Site. The remaining portions of the Site consist of concrete sidewalk to the east and minimal vegetated areas to the west. According to the application supplied by the Applicant, the first development on the property occurred in 1910 with the development of a commercial building, including an automotive repair shop and gas service station, from approximately 1927 to 1948 on parcel 101-07-075. The other parcels previously had been developed as commercial structures, including a laundromat, bar, and car wash; a clothing store and basketball court; a movie theater; a post office; a furniture and appliance store; and a cleaning and pressing service. All structures were developed between 1910 and 1945. All properties are currently unoccupied and have been vacant for several decades.
