Additional Property Attributes

Former Use: The subject property was historically residential from at least 1925 to 1960, when a city directory identified the subject property as developed with Boydstun M O Inc. fertilizer seed. In 1976, USTs were installed on the subject property and were likely associated with Boydstun Trucking, which operated on the subject property from at least 1976 to between 1980 and 1985. The database lists the Boydstun Clay Haul as an inactive UST facility that previously utilized one 10,000-gallon diesel UST that was installed in 1976 and closed on December 15, 1992. Regulatory agency records reviewed at the offices of the MDEQ in Jackson, Mississippi indicate that the 10,000-gallon diesel tank was removed on December 9, 1992. Following the tank closure activities, the MDEQ issued a letter stating that ?The Total Petroleum Hydrocarbons (TPH) concentrations were below the maximum allowable concentrations of 100.0 ppm. Therefore, no further action is required for the closure of these USTs. Following Boydstun Trucking operations, the subject property was operated as the County WIC Warehouse from at least 1985 to between 1989 and 1992. From at least 2005 to 2014, the subject property operated as Boydstun Lumber Company, Inc. The subject property is currently used as office/storage space. This assessment has revealed no evidence of RECs in connection with the property except for the following: - Historical and current surrounding land uses. ---Team Motors ? north adjoining property ? City directories reviewed and site reconnaissance activities conducted revealed that the subject property was used as an automobile repair shop/body shop from at least 1974 to present. Body shop operations include the handling and storage of petroleum products and some hazardous substances, which may have affected or may still affect surrounding soil, groundwater, and/or surface water. Therefore, the at least 45-year historical operation of the north adjoining property as an automotive repair/body shop facility for at least 45 years is considered to be a REC. ---Triplett Oil Company, Bulk Petroleum Distribution Facility ? north adjoining property ? In the 1960 through 1996 aerial photograph, a building on a northern adjoining property appears to have three large ASTs adjacent to the southeastern building corner. The ASTs are missing in the 2006 aerial photo. Triplett Oil Company was listed at 314 � South Church Avenue (a north adjoining property) in city directories from 1974 to 1989. The former Triplett Oil Company building is not depicted in either 1925 or 1942 Sanborn fire insurance maps. Based on the historical sources reviewed and PPM?s specialized knowledge, Triplett Oil Company operated as a bulk petroleum distribution facility (bulk plant) on the northern adjoining property for a period of time beginning between 1942 and 1960 and ending between 1996 and 2006. Because of the potential for historical petroleum product releases, the 36-year operation of a bulk plant on the northern adjoining property is considered to be a REC.
