Focus Points Family Resource Center plans to use the study area as a garden/urban farm with an orchardThe property on the site will be used to place high tunnels, greenhouses, and raised beds for a teaching garden, growing produce and medicinal herbs and teas according to the 2Gen program. There may be possible agro-tourism site for community sales and outreach in addition. the phase II found PAHs and arsenic. While several soil concentrations of PAHs and arsenic were found to exceed conservative residential soil RSLs, the reported levels of these compounds are within the range of concentrations typically found in the Denver area. Although risk from direct exposure to soil is minimal, it is recommended that soils are amended to lessen the levels of PAHs that have been detected

Former Use: The property was largely vacant with the exception of a north to south roadway until the current structures were constructed in 2005. The property is bound to the northwest by a rail line and Eaton Metal Products. The remainder of the area is residential with church properties and recreational parks. The property is also within the geographic boundaries of the Vasquez Boulevard and I-70 National Priority List site, but is not part of the defined Vasquez Boulevard and I-70 National Priority National Priority List site since this property is a commercial property not residential.
