Additional Property Attributes

The Site is located at 3700-3910 West Martin Luther King Jr. Boulevard and 4023 and 4013 Marlton Avenue in Los Angeles, Los Angeles County, California and is approximately 12 acres comprising of 21 parcels. The Site is irregular in shape and contains two occupied commercial structures and two vacant (formerly commercial) structures. Two vacant but contiguous parcels that do not have street addresses are also part of the unit that will be assessed. The remaining portions of the Site contain partially vegetated areas, concrete slab foundations of former buildings, and a former parking lot.

Former Use: Historical businesses that operated on the Site include medical offices, administrative offices, a bank, job training center, restaurant, coin-operated laundry facility, pest control business, and day care. According to historical records, the coin laundry facility did not utilize dry cleaning chemicals. The adjoining properties to the south-southwest have included four dry cleaners, a gasoline filling station, and an automotive service facility.
