According to the Nye County Assessor's Office, the property has no improvements and is zoned as "vacant." One freestanding billboard is located on the property.

The owner of the property also owns the adjacent rest stop and is interested in expanding the commercial operation to improve access to services and accommodate more visitors in the area. This redevelopment would remove the blight of vacant, dilapidated buildings at the highway commercial center of Amargosa Valley at the Lathrop Wells intersection (the junction of U.S. Highway 95 and State Route 373), in addition to creating more jobs for residents in this rural
