Additional Property Attributes

This property was found to be close to a former dry cleaner, possibly contain lead paint, asbestos, PCB ballasts and was found to contain mold during the phase I. During the Phase II, Ethylbenzene, acrolein, and benzene was found to be above the residential standard for sub-slab air. This could be addressed through institutional controls by making the building unavailable for residential units or through engineering controls by addressing the vapor intrusion through encapsulation.The phase II included a lead survey and an asbestos survey. Both came back positive in several s throughout the building. Again these findings can be controlled through institutional controls or engineering controls

Former Use: The property has shifted hands in the past year and was slated for development which fell through. The property is part of the downtown landscape of Scottsbluff and would be an important addition to the landscape of full store fronts.The most recent occupants were Hinn's furniture and a montgomery ward store.
