Additional Property Attributes

The subject property includes one two-story structure with basement and crawlspace areas. The building on the site includes brick siding with painted areas of trim along windows, gutters, doorways, and between floors. Exterior doorway were observed on each side of the structures. A small crawlspace area with dirt flowing could be seen along the north side of the structure. The unpaved areas of the site are covered by manicured grass that appears to be healthy with no areas of evident staining or impact. The earliest available record of the subject property dates back to the 1889 through 1903 Sanborn fire insurance maps that illustrate the subject property as an undeveloped lot. The northern portion of the site included a two story residence from at least 1906 to at least 1956. The residence on the northern portion of the site was vacant grass lot from at least 1969 to 1974 and a paved parking lot from at least 1985 to present. The use of the northern portion of the site as a vacant lot, residence, and parking lot is not considered to present a REC. The southern portion of the site of the site was vacant from at least 1893 to at least 1903, and included a portion of a residence from approximately 1909 to at least 1913. The southern portion of the site was used as a residence at 520 Riverside Drive from 1920 to at least 1950. City directories list the subject property at 520 Riverside Drive as Boles Tallet and Ryan Lawyers, Midsouth Realty Inc., and First Fidelity Inc. Mortgage Co in 1964, Jerry W Frey physician in 1971, P Harvey lawyer in 1986, Century Telephone (CenturyLink) from 1971 to 1995, and Venture Consulting LLC and Northeast Louisiana Corp in 2005. The current structure on the property was constructed in approximately 1920. The subject property has been vacant since at least 2005 and owned by Wellspring since 2016.
