Additional Property Attributes

This property consists of a square 2-acre lot, on 0.25 acres of which a large house built in the 1940s on the SE corner of the lot. The house used to be surrounded on all three sides by oil and gas exploration and production activity until at least the 1960s. The City of Oklahoma City brought this site to the Oklahoma Corporation Commission when the Phase II Environmental Site Assessment uncovered some TPH assumed to be related to historic oil and gas activity. The shallow soil and groundwater had been impacted by historical oil and gas activities conducted on the Site. The City assumed that based on the soil and groundwater samples collected to date on the western portion of the Site, use of groundwater should be restricted (OCC agreed, as stated in final Brownfield Certificate dated 10/8/2020), any excavation activity should include a waste management plan to manage impacted soil, and construction should include vapor intrusion mitigation to prevent vapor intrusion into the occupied building space.

The City is working with some developers on a Mixed use, income qualifying project that will involve CDBG funds on the entire block. The 0.25 acres containing the house are owned by Walnut Project LLC, and the rest of the block is owned by the Jefferson Park Neighbors Association (http://jpnaok.org/). The Jefferson Park Neighbors Association (JPNA) is a Neighborhood Association and Community Housing Development Organization (CHDO). JPNA has built or restored over 25 homes within the Jefferson Park neighborhood in Oklahoma City.
