Additional Property Attributes

The property was used as a former gravel quarry/concrete/asphalt batch plant. The property had two large pits, loading areas and equipment, and support buildings (including a repair shop). As of the phase I ESA, a vacant warehouse and two water filled pits/ponds remain. The property has a 3,400 sq. ft. (square foot) warehouse building that was built around 1960. Petroleum releases occurred at the subject property. While the MT Department of Environmental Quality (DEQ) issued a no further action letter for the releases (the subject property was listed on the LUST database for a release associated with an underground waste oil tank and underground lines associated with an above-ground fueling facility), they indicated that subsurface contaminated soil remains at the site at concentrations above applicable risk-based cleanup levels and standards. Soils removed from the excavations were land framed on-site, but no confirmation samples were collected. The MT DEQ no further action letter was also predicated on the land use remaining a gravel pit operation. Based on historical records and interviews, an industrial gravel quarry/asphalt/concrete batch plant and a repair shop was located on the subject property between the mid-1950s and 2011. The presence of the industrial business with known petroleum releases is considered a REC in relation to the property. Due to the age of the remaining building on the subject property, hazardous building materials (ACM, lead-based paint (LBP), polychlorinated biphenyl (PCB)-containing fluorescent light ballasts, and mold) may be present. Some buildings were demolished on site in the mid 2000s.
