Additional Property Attributes

Sunshine Car Wash includes approximately 0.6 acres located at 1801 Martin Luther King Jr. Drive in Monroe, Louisiana. Improvements to the site include a self-service vehicle wash with ten wash bays. Each wash bay includes a centralized floor drain and access to a vacuum station. The entire site is paved with visible grassy areas along the boundaries in each direction. The site is bound to the west by the Martin Luther King Jr. Drive service road and to the north by Ruffin Drive. A centralized workroom includes pumps to move the water, vehicle wash soap storage, and a mixing station for the different soaps. The earliest available historical record for the subject property dates back to the 1940 Topographic Map that illustrates the subject property as undeveloped forested land. The subject property was cleared of vegetation as a commercial lot from at least 1969 to at least 1975. According to interviews, the subject property was developed with the current car wash facility in approximately 1981. The current property owner is Mr. David Burkett. The property has been a carwash for an unknown amount of time (at least 25 years).
