Additional Property Attributes

Property is a 48-unit manufactured home community which had a former store and gas station at the west end of the property. As of the Phase II the property was privately owned and planned to be transferred in a sale to the current residents known as Pleasant Park Community, Inc. A previous phase I that was not part of an EPA funded activity, identified two RECs (1.) potential for underground storage tanks and (2) a mobile unit on the property is listed by Montana DEQ as a meth contaminated property. The Phase II ESA conducted as an EPA funded TBA investigated the underground storage tanks (USTs), but not the meth unit or any Lead Based Paint or Asbestos Containing Material potential concerns related to the units. The entity the phase II was conducted on behalf of, Pleasant Park Community, Inc., is taking ownership of the land and not the individual units. The phase II included a geophysical survey and soil samples for VPH, EPH and VOCs. The geophysical survey did not identify any USTs or associated components. The soil samples did not identify an contaminants of concern. Montana DEQ provided a ready for redevelopment letter on August 19, 2020 for resolving any concerns related to the UST.
