Additional Property Attributes

This commercial property is a former shopping mall constructed in 1974 and owned by Westside CCC. The Flathead food bank recipient is considering purchasing three units (Unit 2, currently used by Food Bank, Units 1, 53, and 54. The Phase I identified two underground hydraulic fluid tanks in the former automobile service garage. The tanks reportedly date back to the mid-1970s. The presence of these tanks constitutes a REC as their condition and contents are unknown. Additionally, the Phase I identified floor drains and a clean out that are possibly associated with a sand trap were observed in the former automobile service garage. No details are available to confirm the sand trap and/or maintenance or cleanout records; therefore, it is considered a REC in connection to the subject property. The Phase II included soil sampling, air sampling and asbestos and lead based paint sampling. The phase II concluded that VOCs in the soil are not likely COCs in relation to the former automobile service garage at the Site. Based on the results of the air samples collected, air-phase petroleum hydrocarbons (APH) and VOCs are not considered to be COCs in relation to indoor air quality in the former automobile service garage at the Site. Asbestos containing material and lead based paint was found on the property as well as light ballasts potentially containing PCBs and two mercury thermostats.
