The Bailey school, constructed in 1930, is on the National Register of Historic Places and located just west of Government Plaza in central Springfield Mo. It was vacant for six years before environmental assessments provided Due Diligence for the buyer, Jason Murray, to purchase it from the Springfield Public School District to repurpose as loft apartments. The purchase price was $300,000. $3 million was invested in the renovation. Historic Tax Credits and conventional financing were used for the restoration. Lead paint was completely abated according to all local, state and federal regulations. Contaminated building materials identified in the Phase II were removed and properly disposed of. The building was declared surplus by the school district in 2013. It now houses 25 lofts, now fully leased and rent for $700 - $1,350 per month. Amenities include a gym, common area, garden, large pavilion, outdoor kitchen, greenhouse, dog park, private security, and units include new appliances. www.springfieldloftapartments.com
